With this increase, the largest since 2021, foreclosures on primary residences are on the rise again after three consecutive years of decline. In 2021 and 2020, foreclosures shot up by 60.3% and 41.6%, respectively.
During the fourth quarter of 2025, there were 3,460 foreclosures on primary residences, 67.8% more than in the previous quarter and 34.5% more than in the fourth quarter of 2024.
The main objective of this INE statistic is to provide quarterly figures on the number of foreclosure certifications initiated and registered in the Property Registers during the reference quarter. Statistics remind us that not all foreclosures end with the eviction of the owners.
In 2025, 22,879 foreclosures were initiated, 12.4% more than in 2024. Of these, 21,578 affected urban properties (including homes) and 1,301 affected rural properties (-8%).
Foreclosures on urban properties rose by 13.9% compared to 2024. Within urban properties, 14,962 foreclosures corresponded to homes, 17.7% more than in 2024, and of these, 13,069 were foreclosures on homes owned by individuals, a figure 21.7% higher than in 2024.
Meanwhile, foreclosures on homes owned by legal entities fell by 4.4% last year to 1,893, while those on plots of land shot up by 57.1% to a total of 660.
